RV Park Guidelines

Arrivals and Departures

  • Cash or credit card (no checks – no refund for early checkout) 
  • Maximum occupancy of two (2) customers per site. Our Standard fee is based on two adults. Additional occupants are $15 per person per night with a maximum of 2 additional guests total.  All visitors under the age of 18 must be accompanied by an adult at all times.
  • No visitors after 11:00 pm. Quiet time is from 11:00 pm – 7:00 am.  Please be respectful of others.
  • LONG TERM GUEST  - Payment is due on the 1st of each month. 
  • Monthly rate is based on 2 adults. There is a $50 Fee for each additional guest (maximum total of 3 people per site are allowed). Each lot has their own electric meter, the electric meter will be read at check in and added to your invoice monthly.
  •  There is a $150 electric deposit  fee required for all long term guests that will be refunded upon move out if all charges are current.
  •  A late fee of $25 will be assessed on the 7th  day of the month.
  • If police are called for any reason, management has the right to ask you to leave.
  •  Discharging or displaying firearms, pellet guns, air guns or any other type of weapon is prohibited. 
  • Responsible drinking of alcoholic beverages is allowed  as long as the person is 21 years old.
  • Illegal drug use is not permitted and will not be tolerated any customer or guest will be asked to leave immediately if drug use is suspected.
  • Guests are responsible for the safety and conduct of themselves and visitors.
  • We reserve the right to refuse service to any one for any reason. 

      Registered guest  may not sublet.  

  • The Community speed limit is 5 MPH and is strictly enforced.
  • The laundry facility is open daily from 7:00 am to 10:00 pm, last load at 9:00 pm, please be respectful of other guests. Laundry is currently available free of charge. 


RV Appearance, Equipment and Vehicles


  • We do reserve the right to refuse accommodations based on appearance and condition of any RV.
  • Electrical surge protectors are highly recommended. We are not responsible for electrical issues that occur.
  • Water, gray water or liquid waste may not be emptied on the ground.
  • RV Washing: Guests are expected to keep their RVs clean. Power washing of RVs is restricted to authorized service companies (see front desk for listings) Individuals may use the  bucket method or hose that has a shut-off nozzle. NO automobile washing permitted. 
  • No vehicle or RV mechanical repair is allowed on-site without management approval.  
  • All vehicles must be in operational condition. 
  • License plates on all vehicles  and Rv's shall be current and displayed. Only persons with a valid driver’s license may operate a motorized vehicle within the Community.
  • All RVs must be fully contained and in good working order.
  • No remodeling of any Rv is permitted on the property without written approval from the management, no exceptions.
  • . No out buildings, fences or structures may be erected without approval from the management.
  • Skirting is not allowed. 
  • No aluminum foil is allowed on windows & no blue tarps allowed anywhere on parking space.
  • The operation of  ATV's and  minibikes are not permitted. Golf carts are allowed as long as they are operated by a licensed driver.
  • Parking is limited to 2 Vehicles per site. There will be a $25.00 per month charge for any extra vehicle. Extra vehicle  will  have to be parked in another location besides parking site. Parking in vacant RV sites without management approval will result in a charge equal to the daily rate that is assigned to that site.
  • Boats and Trailer may be permitted for $25.00 per month each. Boats & Trailers are not permitted to be parked at the  RV parking  space, they will have to be parked in a designated area by the park management. 
  •  No  parking on the  street at any time.
  • We are not responsible for damage to personal property (yours or others) sustained during move-in / move-out


Site Appearance, Use and Maintenance


  • Cleanliness of the RV Park is extremely  important to us. Sites are to be kept clean and orderly as determined by management. No tarps of any kind, No freezers, storage boxes, outside water heaters, porches, tires, bricks, wood, etc. are allowed. No clothes lines. If in doubt, check with office. No storage is allowed on the Rv site or under the Rv. Storage is also not permitted in any vehicle visible to the public.
  • Outside furniture is limited to 1 picnic table, 2 outdoor chairs and a small outdoor table, no household furniture is permitted anywhere outside of the Rv.
  • Potted plants are limited to 2
  • 1 bbq grill or 1 smoker or 1 combo grill / smoker are permitted as long as they are compact in size, no trailers allowed.
  • No tent camping or sleeping in vehicles outside of the RV
  • Wood campfires are not allowed,  however the use of propane fire pits are allowed during wet seasons. Check with management first as burn bans may be in place. All fire pits must be attended by adults and turned off prior to leaving the fire pit.
  • Keep mats off grassy areas.
  • No business of any kind may be conducted from the residential sites. 
  • No garbage cans or trash bags are permitted at the site please use the trash bins.
  • Please put all cigarette butts in the garbage and ashtrays. 
  • No smoking in any buildings.

Additional Information

Pets:  Pets are limited to two per site unless approved by management prior to checking in. No aggressive pets will not be allowed on the property at any time.

  •  Pets must be kept on a  leash at all times. 
  • No barking dogs will be permitted, if your dogs continuously barks you will have to vacate the property, no exceptions. Any public disturbance by any dog will not be tolerated.
  • All pets  are to be kept inside at night and are never to be left unattended. 
  • You are solely responsible for picking up after your pets.
  • No pets are allowed in any public building.
  • Huntsville RV Park LLC., its owners, management or representatives are not and will not be held responsible or liable for any bodily injury, property damage or medical payments to others caused by any animal whether owned or not owned by customers or their  guests. Frequent barking will not be tolerated  and will result in your pet being asked to leave the property. 
  • No outside kenneling of any kind is permitted.
  • Portable fences may be allowed but they must be approved by management prior to erecting. 


Lake:  Fishing is allowed and stocked with Bass, Catfish, Blue-gill & Redfish.


INDEMNITY AND WAIVER OF LIABILITY:  Customers shall indemnify and hold Huntsville RV Park LLC.  harmless from and against any and all claims, demands, costs, expenses, water, wind, civil strife, or acts of God, actions, both intentional or unintentional, of other customers, guests, invitees or licensee of customer or any other customer actions or inactions (or those of their employees, agents or invitees), or any other causes related to customer’s use or occupation of the RV site. The management assumes no responsibility for accidents, injuries or loss from any cause.


THEFT OF SERVICE LAW:  According to Texas Penal Code Section 31.04(b), any guest who leaves without paying for services rendered or who refuses to pay for site services when customarily due, is subject to criminal prosecution. Huntsville  RV Park LLC., is providing service hook-ups for your RV. Huntsville RV Park LLC., requires payment in advance and will prosecute any violators under the “Theft of Services” law.


RIGHT OF REFUSAL:  Huntsville RV Park LLC.  reserves the right to refuse service at any time and to have a guest vacated from the park property in the event of inappropriate behavior or infraction of this agreement without a refund.


REFUNDS:  Huntsville RV Park maintains a No Refund Policy to onsite guests.


DAMAGE: Destruction of any property will be paid for by the responsible party. Management is not responsible for loss of or damage to personal property caused by fire, theft or accident.


Utilities: Do not attempt to repair – Notify management if there is a problem
